UNFORTUNATELY, ON DECEMBER 7, 2022 THE CITY OF BAY MINETTE ORDERED US TO CEASE AND DESIST OPERATION UNITL WE HAVE MET SOME VERY EXPENSIVE AND UNREASONABLE CONDITIONS:

- 60 feet long X 10 feet wide RV pads
- RV pads are compacted road base, topped with asphalt millings

UNFORTUNATELY, ON DECEMBER 7, 2022 THE CITY OF BAY MINETTE ORDERED US TO CEASE AND DESIST OPERATION UNITL WE HAVE MET SOME VERY EXPENSIVE AND UNREASONABLE CONDITIONS:
- build a storm shelter - 7 square feet times the number of RV sites in size (BUT THE CITY HAS NO STORM SHELTERS OR STORM WARNING SYSTEM.)
- Ordered me to remove a Temporary, Professionally made sign because it is a banner. (There are "Temporary" banners all over the city.)
- Told me I cannot allow RVs in a mobile home park, (1000'S of mobile home parks regularly have RV sites available.)
- Remove any mobile homes before opening as a RV Park (But RV Parks are allowed with Planning Commission "Approval" in Mobile Home Park Zoning.)
- Request a Rezoning to a RV Park and/or Manufactured Housing Park (Yet the park is 50 years old and already "grandfathered in" as mobile home park zoning because it was a mobile home park before it was improperly zoned as Higher Density Single Family Residential by the City. Yes, you read that correctly, the City wants me to pay to request to have the park rezoned to Mobile Home Park Zoning because the City screwed up and incorrectly rezoned it to the wrong zoning, many years after the park was established. AND, AND, AND... THERE IS NO GUARANTTEE THAT THE REQUEST WOULD BE APPROVED, SO IF I MAKE THE REQUEST AND THEN THE REQUEST IS DENIED, THEN WHAT HAPPENS?)

HERE'S THE STORY'S BACKGROUND... IF YOU'RE INTERESTED. (If you're not interested in reading the history, that's fine, but you should really check out the ready and vacant RV site pictures.)
NOTE: Mobile home parks regularly move mobile homes in and out of their parks, as well as maintain and replace electrical and plumbing fixtures. Also, it is very common that mobile home parks have "RV Sites" to allow recreational vehicles "RVs" to stay in their parks. I KNOW THIS BECAUSE I HAVE BEEN IN THE MOBILE HOME PARK BUSINESS AND RV PARK BUSINESS FOR THE PAST 20 YEARS.
In May of 2020 this park had a lot of old worn-out mobile homes, unsafe and outdated electrical and water and sewer infrastructure. The trees and vegetation were overgrown and needed some serious help, as did the road surface. I knew then, based on experience, that if I started converting the sites into usable RV sites it would improve the property value, as well as improve the overall appearance of the surrounding area. Also, I knew that it would help the tax base and increase income for businesses and the city.
(NOTE: All RVs are only allowed on a Temporary basis. I do not intend to allow Permanent RVers.)
So, as a matter of daily general park operation, I started converting most of the park's mobile home lots into RV sites. I did not think to seek permission from the Mayor, City Council or Planning Commission because it was just part of the normal daily operation of a mobile home park. (IT TRULY NEVER CROSSED MY MIND.) Since that time, I have
Then, after the city watched me work on the park for a long time and complete and open the park to RVs, the city sent me a letter less than a week later, stating..."you are hereby notified that the City requires you to undertake efforts to cease and desist operation of the RV Park immediately..."
Keep checking back, don't give up hope. I am trying to reopen, ASAP!!!

- Removed 26 mobile homes
- Trimmed trees
- Replumbed sewer and water supply lines
- Installed new frost-free water pedestals
- Replaced old and outdated electrical panels with new RV pedestals
- Resurfaced 28 mobile home lots into RV sites
- 4" to 8" of sandy clay road base
- 2" to 4" of Asphalt millings
- Built a small coin operated Washer/Dryer room
Then, after the city watched me work on the park for a long time and complete and open the park to RVs, the city sent me a letter less than a week later, stating..."you are hereby notified that the City requires you to undertake efforts to cease and desist operation of the RV Park immediately..."
